Community Rating
Reviews via GoogleWhat diners say — our read
If these 15 reviews agree on a topic, it is the staff. Front-of-house tends to be raised approvingly here, averaging 4.4 stars. Wait times is the next most common subject, in 20% of reviews (averaging 4.7).
Of the 15 rated reviews, 14 sit at four stars or better and 1 at two or below. No one in this corpus comments on how food arrives at all. The single most common rating left here is 5 stars (11 of 15).
The health record runs ahead of the reviews. The last DBPR inspection returned an A (100/100) and no violations cited. The visit behind that grade was March 4, 2026. That puts it ahead of 100% of graded kitchens in Orange County. The inspector left without citing anything — worth noting, since most visits find something.
Both measures agree, which is the least complicated version of this page. The underlying reviews are reproduced in full underneath.

So much going on all over this property. Very grand experience.........

Higher end rooms on a disney property. The boardwak is great at night and it has many more eating choices. BUT remember this is a resort property so you only get the best places by reserving your tables weeks in advance.

Stayed here over Father's Day Weekend in a 2 bedroom villa after getting done with a Disney Wish cruise. Long time DVC member. Check in time was 4pm and we were not able to get into our room until 5pm due to housecleaning running behind. This delayed out ability to shower, change, and make dinner with our family. We could not make it to Epcot for their show before they nightly show which our kids are a big fan of. Hotel told us rooms are not guaranteed at 4pm, so if you don't get your room until 5, 6, 7, or 8 pm, that is apparently okay with the hotel staff. I have stayed in a lot of DVC villas over the years and have never seen the room not be ready by then.

Villas adjacent to multiple restaurants and walking distance to Epcot World Showcase entrance.

Lovely resort with amazing staff. Cool pool set up and a small quiet one for the villas. Ideal is EPCOT and Hollywood Studios are your choices for Disney Parks.

Boardwalk villa was very spacious with deep soaker tub that my toddler loved. Having a separate bedroom was beneficial for our family. Our only issue was another resort was have a party at 10 pm at night that was heard clearly on our rooms.

It’s hard to beat Boardwalk’s location, and we loved the setup of the studio for the first night of our family vacation! The decor is beautiful, the service is Disney-level amazing, and it was so fun to have all of the activity of the Boardwalk just steps away! Love the walkability to both Epcot and Hollywood studios (and the ability to boat!), and the proximity to good restaurants is also great. Excited to know there is a new quick service restaurant coming to the area soon!

Great service from the day we arrived

Prime location! We had an amazing stay at Boardwalk. We will be back! The rooms could use a little paint touch up, but that didn’t stop dampen out magical trip!

Didn't stay in the rooms so can't comment on those

My husband and I have been a long time Annual Pass Holder. Our children and grandchildren have many memories with us growing up! We had a few years that kept us away due to my husband being diagnosed with a progressive fatal disease. We chose this year to make it a priority with hope to build lasting memories. Sometimes the most important part of living as the time we build a lifetime of memories. So we booked 2 trips. June 8th-12 and again in September. Nothing could have been better. Beach club Resort, Epcot and Hollywood next door. Your technician that I may have called more than once for Lighting Lane education that gave be support! The parks and cast at each park seemed to have a true desire to ensure we have a the most magic day. We all agreed our wishes for fun, happiness and memories came true to the fullest. Knowing our future is limited, there are no words! These are the memories of a lifetime! So get ready Mickey, we will see you again is September!!! Marc and Jimmie Kay Fisher

Very short walk to Epcot, boats are easy and STROLLER FRIENDLY! Skyliner is easy access as well. Boardwalk area is very fun at night with performers and food is actually very good! Highly recommend breakfast at Cake Bake! Pool is great and slide is very kid friendly.

Great vacatio. Loved Boardwalk. Had a balcony that we requested and enjoyed sitting out there with our coffee in the morning. Transportation was flawless.plenty of busses. Never had more than a 15 minute wait. The dining plan saved us a lot of money. We did experience the rain and had to leave a couple of parks early. I was impressed with how accommodating the front desk staff was. Someone was always waiting out front of the desk to assist with any questions you might have. 5 STAR EXPERIENCE

The room had shocking little storage space. There were only 2 of us but the room fits five. We barely had space to put our things. The bathroom has no shelves or sink space for bathroom items. No hooks or clothing line for towels or wet bathing suits. No vending machines or ice on our floor. No room service which is odd for such an expensive hotel. No indoor quick service either! The room was very clean, we loved the little balcony and how close it was to Epcot. Cast members were great, as they always are. We overall loved the hotel but the rooms need improvement.
