What diners say — our read

Diners who mention cleanliness here rate it low, yet the kitchen graded A. Opinion on front-of-house is split — those reviews land at 3.9 on average. Cleanliness is the next most common subject, in 33% of reviews (averaging 2.8).

Of the 23 rated reviews, 14 sit at four stars or better and 8 at two or below. How food arrives shows up in 22% of reviews as well, averaging 2.2. The single most common rating left here is 5 stars (11 of 23).

The health record runs ahead of the reviews. The last DBPR inspection returned an A (94/100) with 1 intermediate and 3 basic violations. The visit behind that grade was March 26, 2026. Ranked against Osceola County, it is safer than 57% of the restaurants we score. For specifics, the last inspection cited handwashing and dishwashing facilities.

The honest summary is that the evidence is mixed on both sides. The reviews themselves follow, unedited and newest first.

We were only here about 9 hours, arriving before midnight. Great room, comfortable beds and breakfast!

  • June 29, 2026

They get a star for a usable splash pad and kid friendly pool, all in a good location. Walking into the room brought me back to house-flooded-post-hurricane-Ian - from the smell of mildew to the moistness in the air, on the carpet and the furniture. The fixtures were rusted, toilet dirty, and sheets clearly unwashed. The money saved staying here was not worth the discomfort of sleeping in a room above 100% humidity.

I feel silly, giving it all 5 stars, but it really was a pleasant time.

  • June 21, 2026

Very bad room I was given today, July 20, 2026, my room is 223, my experience I was surprised by the calm, this broken and the sofa calms all broken, nor can it sit so broken and dirty that it pays 608 for 4 nights in a suite and they gave me a hotel room, barrato, there is the video and the photo to see that I am not lying.

I'm really not sure what the negative reviews are about. I just checked in and the gentleman at the front desk was very polite and nice. My room was very well neat and clean and smelled fresh. I haven't checked out the pool area yet.Or the business center? But I will. I would definitely book here again.

I was disappointed with the customer service during our stay. We were running much later than expected, so I called the hotel at 12:26 AM to make sure our rooms would still be held. The woman who answered the phone never asked for my name or reservation information. When I specifically asked if she needed my name, she simply replied, "Yeah," and was not friendly or reassuring. When we arrived around 5:00 AM to check in, the same employee was working the front desk. The check-in process was unusually slow, and she was not welcoming. When I asked which key was for the king room, she informed me that we did not have any king rooms, even though our reservation confirmation clearly showed a Studio King room with a sofa bed. The problems continued when the rest of our group arrived around 6:30 AM. The front desk employee argued with them that our reservation only included two rooms instead of three. They had the reservation number and confirmation information, but still had difficulty getting checked in. I was eventually called and woken up to help resolve the issue myself. The accommodations themselves were acceptable, but the poor customer service, lack of attention to reservation details, and unnecessary confusion made for a frustrating experience. I expect a hotel front desk to be courteous, efficient, and knowledgeable, especially during overnight and early morning check-ins. Unfortunately, that was not our experience.

No idea how this place had 4.2 stars when I stayed, and I’m shocked this is a Marriott property. This is our first (and probably last) stay at a Springhill property. Our room was very dated and we wiped everything down with sanitizer after finding gum stuck to the wall and furniture. The AC is extremely loud and barely cools the room, never actually getting down below 70F. The room smelled dank, so we also bought air freshener and Lysol. One of the pools and the splash pad were out of service and there was no notice of the maintenance when we booked our stay. The large pool area had A LOT of drunk people and several (almost naked women) were grinding and twerking to loud music, running most of the families with children to the smaller pool (lacking the hot tub and slides). The hotel staff seem disinterested in their jobs. When we checked in, we got no information about breakfast, hotel amenities, or welcomed as Elite members. The elevators are pretty sketchy, and I worried they were going to breakdown. The halls are poorly lit, warm, and humid. Only worse place I’ve stayed is Stone Mountain Inn in GA (IYKYK).

⭐⭐⭐⭐⭐ I stayed at SpringHill Suites this week while traveling for business, and I wanted to recognize Taleeyah at the front desk for providing exceptional customer service. From the moment I arrived, she was incredibly helpful, professional, and knowledgeable. Anytime I had a question, she either had the answer immediately or took the initiative to find it for me. Her recommendations for local restaurants were excellent, and she even suggested I check out the pool bar for drinks (which turned out to be a great recommendation!) As someone who travels frequently, I can honestly say that great service stands out, and Taleeyah is a true star. She went above and beyond to make my stay enjoyable and stress-free. The hotel has a great atmosphere, the staff is welcoming, and the overall experience was outstanding. Thank you, Taleeyah, for making a business trip feel a little more like home. Keep up the amazing work!

HOT ROOM!! The 6th floor has no AC in the hallways. Our room was hot. AC is not cooling our room. Elevators floors were sticky. All lamps rusted. Awful patchwork in the shower. Sofa bed matress had various stains. Pool is under renovation. Will never be back.

The pool and other amenities are great for kids ! My daughter had fun

  • May 17, 2026

Great hotel. Very clean. Friendly staff!

  • May 15, 2026

No swimming pool. Shower water is too hot it can burn your skin.

  • May 14, 2026

Marriott is usually our go to hotel chain. Last week I was reminded why. The vibrant young lady Taliyah at the front check in desk was sensational - full of smiles. The friendly atmosphere and outstanding service should not go unnoticed. It’s rare to find such dedication to customer satisfaction especially from the younger generation and this experience certainly left a lasting impression on us. We will definitely return!

DISGUSTING,GROSS. The room smelled moldy and damp. Couch was stained and torn. Mold in bathroom. Fan in bathroom wouldn’t stop running. Even the lobby chairs were torn and stained. We had to cancel our reservation and find a new place at 11:30 at night because the place was so gross. Can’t believe this was a Marriott. Worse than a 2 star motel. Place should be shut down. Had we stayed the pool was also closed and had access to another hotels nearby.

I can't believe Marriott would let their name be put on a hotel in this condition. The lobby was filthy. The ceiling was crumbling into a pile of debris on the flor. Giant black stains on the carpet and chairs. The room wasn't much better. A huge hole in the bathroom ceiling was was poorly filled with compound and never sanded, a very very, beat up old couch that was covered in stains, stained carpet. It was terrible. I understand you get what you pay for but there are MANY other options in Orlando in this price point. Just terrible. Never again if it was free.

Thank you for treating my family so well. Forty of us stayed three nights to celebrate my mother’s 90th birthday. The staff was accommodating in every way. They assisted with allowing us to use the facilities to enjoy one another during our visit. The pool was nice and kid friendly. TheTiki bar servers were happy and engaging. Overall, perfect for the whole family.

They were renovating the pool. The windows AC was hard to control. I wasn't a fan of having the controls on the windows unit itself. Needs a thermostat away from the unit.

For the price, this is a very good hotel. Free breakfast which includes scrambled eggs, sausages, and Mickey Mouse waffles, etc. The rooms are a nice size. I love that it has a dehumidifier. My only complaint is the rooms are outdated and smell old. Lastly, love the access to the swimming pools, mini golf, and splash pad.

I can’t say enough good things about our experience at this hotel, especially thanks to Nadia, who truly went above and beyond for us during a very stressful situation. Late at night, after dealing with a serious issue with our Airbnb that left us stranded and unsure of what to do, we arrived at the hotel exhausted and worried. From the moment we walked in, Nadia greeted us with warmth, professionalism, and genuine care. Despite the late hour, she took the time to listen to our situation patiently and reassured us that we were in good hands. Nadia worked quickly and efficiently to get us settled, but what stood out most was her kindness and empathy. She didn’t just do her job—she made us feel safe, welcomed, and supported when we needed it most. Her attention to detail and willingness to go the extra mile turned what could have been a terrible night into a much more manageable and even comforting experience. It’s rare to encounter customer service at this level, especially so late at night. Nadia is a true asset to the hotel, and because of her, we would absolutely return and recommend this place to anyone. Thank you again, Nadia, for your outstanding service—you made all the difference.

Very good, good pool, microwave in room

Stayed here on business for 2 days. Staff was friendly and hotel was clean. It rained both days so didn’t use the pool bar but looked really cool. They have a couple pools and a splash pad for little kids. For this brand and type of hotel, I would stay here again.

  • April 17, 2026

I stayed here for four nights. I noticed that the water fountain water didn’t seem fresh, and the only other way to get water was to pay for them, and they were ridiculously expensive. The rooms were nice and the breakfast selection was mediocre, your typical hotel breakfast. There are no trash bags in any of the trashbags as well.

MariotcALWAYS PLEASES. Upon arrival the hotel is beautiful. It is close to shopping & restaurants. The hotel staff especially Miss Naddy was great. |I was acknowledging for my loyalty & we preferences were matched. |The room was modern & spacious & comfortable. |All in all, Marriot is always the best. !

Location great near Disney theme parks but out of the traffic congestion.

  • April 16, 2026

Dehumidifiers in the room took care of issue from several reviews awhile ago. Cleanliness was good. Breakfasts were good. Coffee strong. Beds comfortable enough.

I rarely write reviews, but our experience with SpringHill Suites by Marriott Orlando Lake Buena Vista South was so frustrating and disappointing that I feel obligated to warn others. We booked a king suite with a sofa bed for our family of 5 (including two small children and baby) for April 10–11, reserving three days in advance. We also paid extra for parking and a late checkout (2 PM), totaling about $240. We specifically chose this hotel because of its amenities, hot breakfast, and a previous wonderful experience at SpringHill Suites by Marriott Fayetteville North Carolina. On the day of our reservation, while we were out enjoying our vacation, we received an email from the hotel stating they had overbooked and would be “accommodating” us elsewhere. No prior notice, no courtesy call just a same day email completely disrupting our plans. We immediately called, already stressed, only to find out we were being sent to Hampton Inn Orlando Lake Buena Vista South. This was not an equivalent accommodation; not even close. From the moment we walked into the Hampton Inn, there was a noticeable moldy smell, and the property felt outdated and poorly maintained. We were initially given the wrong room (two queen beds instead of the king suite we paid for), and getting this corrected required multiple back-and-forth trips. To make matters worse, there’s no direct walkway between the two properties, so we had to cut through bushes just to get back to the original hotel to sort things…
