Reviews via GoogleWhat diners say — our read
The 3.9-star average is misleading — almost nobody actually rated it that. Front-of-house tends to be raised approvingly here, averaging 4.9 stars.
No one in this corpus comments on the state of the room at all. Of the 20 rated reviews, 14 sit at four stars or better and 6 at two or below. The single most common rating left here is 5 stars (13 of 20).
On the inspection side the picture is cleaner: DBPR graded this kitchen an A (100/100) with no violations cited. Whatever the reviews argue about, sanitation is not the weak point. The visit behind that grade was January 29, 2026. Ranked against Brevard County, it is safer than 100% of the restaurants we score. No violations were recorded at that visit, which is the cleanest result available.
The honest summary is that the evidence is mixed on both sides. Full reviews follow below in the order they were left.

First time here, and won't be going back. Food wasn't good, particularly the "Greek salad". It was all lettuce, with a few tiny pieces of onion and green peppers along with 2 cherry tomatoes. The chicken was dry as a bone. The salad had virtually no dressing, and when I asked for more they said they had to CHARGE me $2 for the additional dressing!! They brought me a tiny "to go" cup of dressing that maybe cost them 3 cents to make!! Never been charged for an extra side of dressing, when they barely put any on to being with! No only that, but I had the small Greek salad with 4 small cubes of chicken and the fried feta....it cost me $30.

I ordered takeout and didn’t notice the condition of the meat until I got home. At first I was so hungry that I ate a few bites without paying much attention. But once I actually looked at it and tasted it properly, I realized the meat was nearly impossible to eat.It honestly gave me the impression that it was an old piece of meat that was too bad to throw away but was served anyway. I chose not to spend my time driving back, arguing, or asking for a replacement. It simply wasn’t worth the hassle. But the experience was incredibly disappointing. I never expected something like this from Olive Tree. The quality was far below what I would expect from this restaurant. Sadly, this was my last visit. It’s disappointing to say that, but I won’t be coming back.

Amazing food but not a traditional restaurant but very high tech with amazing service and all the staff were friendly and helpful

First time visit. The food is not good enough to sit in the heat. Build inside dining with a/c

We tried this place for the first time last month and had a great experience. It was their Friday "Kokteils on the Lawn" and what a lovely way to wind down at the end of the week! The Friday concept is lots of fun. You sit outside and they bring little samples of their cocktails and mezze, and you can order from the full menu as well. They have done a beautiful job with their garden. It feels very Hellenic and the setting by the water is nice. Atmospheric Greek music as well. We started out with the combo platter, which had spanikopita, falafels, dolma, and a few other things. I then had pork souvlaki and my husband had beef souvlaki. Both were perfectly tender and beautifully seasoned. They also brought around some fun bites, including taramoslata and a fried feta bite with honey, as well as a refreshing cucumber yogurt slushy thing that was a play on tzatziki. They have a nice wine list with lots of Greek wines, and they even have Greek sparkling water. The only critique was the high top seats were a tad uncomfortable, but there are also plenty of seats that are not high tops. This was the best Greek food I've had in the area. Nicely done, Olive Tree team!

Always excellent. Great food, great atmosphere, great service. I have visited many times and have never had an item that was not totally delicious!

It is sad how the employees speak to a person who is disabled in a wheelchair. Compassion and kindness are not part of their training.

Beautiful place, great food and fair price! Will be back many times in the future!!

I miss it in the avanues. But the door is still so good and the atmosphere is a big step up. The kids love the robots.

Olive Tree Grill was such a great happy hour spot! I believe Friday special happy hour runs from 5–7 p.m., and it was the perfect time to enjoy a little of everything. Koktéils On The Lawn is what it's called. The free tastings were great, the drinks were so interesting and fun to try, and the service was wonderful. The ambiance was perfect! Relaxed, welcoming, and a great place to unwind with friends. We really enjoyed our experience and would definitely come back!

This is not your usual restaurant experience. This is an outdoor restaurant with a view. You order your food at the counter but it's brought out to you by a wait staff. They also have a market/gift shop. It was a refreshing experience to dining out.

Absolutely excellent. I never pay attention to the negative reviews. People complain about the silliest things. Very friendly and fast. Love the little store. Food came out perfect!! Feta dip is to die for!

Before they moved, food was wonderful. Now the spincopita is completely dominate but spinach flavor. That's ALL you taste. It used to be a subtle blend of seaonings. The grape leaves are VERY VINEGAR-Y. I hate paying for food that I could make which is pretty terrible. Too, bad. I really loved this place with the previous recipes.
