People either love this place or they do not, and the ratings show it. How guests are treated tends to be raised approvingly here, averaging 4.0 stars. After that, value for money appears most often — 29% of the corpus, averaging 4.3.
The split is 18 positive to 3 negative across 21 rated reviews. 5 stars is the modal score, given by 17 of the 21 reviewers who rated. These reviews span Sep 2025 to Jun 2026, so they cover more than one stretch of this kitchen’s history.
On the inspection side the picture is cleaner: DBPR graded this kitchen an A (93/100), with 7 basic violations. Whatever the reviews argue about, sanitation is not the weak point. That inspection was on January 26, 2026. Across its inspection history the kitchen is improving, which argues for giving it the benefit of the doubt. Ranked against Orange County, it is safer than 53% of the restaurants we score. Among the items recorded were food-contact surfaces clean and sanitized and nonfood-contact surfaces clean.
With both signals pointing the same way, there is little to argue about on this listing. Everything above is computed from the 21 reviews reproduced below.

Cafe Perks OBT has been a reliable and responsible restaurant for many years. Their food is great both in house and take out with ample servings for a full plate of food. They even survived the pandemic and help supply us with food when many similar places folded. Always a friendly place to gather and socialize with the staff and visitors. Worth the drive to the packing district that's now congested with more traffic.

If you like American Diner food, try this excellent example! There's a "Cheer's" atmosphere here. The food is excellent. Good portions at a fair price. The staff is beyond courteous, they are downright friendly. Excellent coffee made fresh, and good old fashioned sweet tea. It's super accessible right off Orange Blossom Trail, with multiple entrances and exits. Big windows make a bright atmosphere. This place carries a happy vibe, and really good food. Come get you some!

Well-priced and delicious food with friendly and speedy service! I ordered the French toast, eggs, and home fries, and my husband ordered a sausage, egg, and cheese sandwich with hash browns. Both our meals were absolutely fantastic. We’ll be back soon, thank you!

Amazing food amazing service, breakfast prices great and the people are nice. I hope this place stays open!! Update 09/21/2025 So this morning, I brought my family to enjoy Perks which has been a mainstay of mine for almost ten years. I've always loved the food, reasonable prices...even when they had to use Styrofoam cups for 18 months due a drain field issue. But today will be my final visit. The food was the worst I've ever had at a restaurant and all but 2 of the nine people I brought didn't like theirs either. The service was good and amazing as always. No one went thirsty. This criticism is directly soley at the cook(s): All of the fried food was burnt and gross. The country fried steak and fried home fries tasted like bad oil and were burned. Fried charcoal taste permeated those dishes. The fried biscuit tasted rubbery. My nieces and nephews didn't eat/like their food. Most just pecked at the fries. We did overwhelm the cook with 9 orders, which we waited about 20-35 minutes for, but given the time, and the fact the food was nearly not edible....there's just no excuse. Again the oil in fryers is old and needs to be changed out. I've worked in food service and its clearly bad. 3 of us became ill afterwards, including myself. Tossed our cookies type sick. So....this is the end of an era. The prices are obviously not what they were, but we spent well over $100 and a box store though pricier wouldn't have made these basic culinary mistakes. It shows no one cares. And the…
