Reviews via GoogleWhat diners say — our read
The trajectory matters more than the average on this listing. Reviews mentioning the state of the room average 3.8 stars, so it divides opinion rather than settling it. After that, how guests are treated appears most often — 30% of the corpus, averaging 3.5.
11 of 16 rated reviews are four stars or higher; 4 are two or lower. The corpus runs from Dec 2025 through Jun 2026 — not a single moment in time. Behind those, serving size is raised in 20% of reviews (2.0 average). More reviewers landed on 4 stars than any other score — 8 of 16.
Against that, the kitchen inspects well — an A (94/100), 2 intermediate violations at the most recent DBPR visit. That result dates from October 2, 2025. That puts it ahead of 56% of graded kitchens in Orange County. What the inspector actually wrote up: employee health knowledge and food manager certification.
Worth separating: the complaints above cluster on plate size, not on the kitchen, which inspected well. The underlying reviews are reproduced in full underneath.

First the good, great location with free parking. Newer washing/drying machines (at the time of this, two of each). Nice pool. Free WiFi and kitchen, stovetop is a plus. Christopher (I think that was his name) was polite and friendly.|Bad: what a disappointment. I have stayed here many times and never written a negative review until now. There is a different Front desk gentleman should not be someone who is customer facing. Seems that every question was a bother. Next, WTF happened with their buffet breakfast? Website did not mention any changes and now you get some bagel in a bag. No coffee in lobby. |Rooms: everything needs to be replaced, furniture is old and sagging. I saw other rooms being renovated but we couldn’t get one of those.

Some rooms are a bit dated and worn but the location, kitchen and space make it a winner for us

My husband and I booked this hotel because the location was great and offered shuttle services to Disney and universal. I booked a one King size bed room and when we checked in got a double queen. I asked to get the room I booked and the front desk kept telling me I was upgraded and wouldn’t be charged for the extra bed. Not understanding I didn’t want an extra bed, because that wouldn’t benefit my husband and I. The room was SO outdated and not the cleanest. We felt very uncomfortable not knowing how throughout the rooms actually been cleaned. We had 15 calls on the phone in the room, in one night between 9pm and 6am. Half of the calls were hang ups and the other were looking for their dealer. Assuming the room was previously occupied by someone of that nature. The shuttle service was okay. It was Late almost every time it was scheduled and it has to go to 2 other hotels for pick up and drop off which gave limited availability on the shuttle.

Booked through Airbnb (with Frank who has multiple rooms). The location was perfect and lots of places close by to eat and things to do besides Disney. The hotel staff at the front desk was super nice and the common lobby areas were very clean. Our suite was definitely super clean and well maintained. Can’t speak to if you book directly with the hotel but the parking and common areas were perfect! Definitely see myself booking here again and I can be very picky!

Clean room, good location to Disney

The amenities were a huge part of my decision to book this hotel, namely the free continental breakfast to get the morning started right. I saw lots of reviews (fake?) of little breakfast bars, nothing fancy, standard continental breakfast. Perfect! I am here now and “breakfast” is a pre packaged stale bagel and a fruit cup in a brown paper bag that you have to find a desk attendant to even give you. There are 0 additional options, nowhere to eat, no milk, nothing. Extremely disappointed in my stay and I think some of the positive reviews are fake…

I recently stayed at this hotel and had a fantastic experience. The room was spotless and well-maintained, providing a very comfortable stay. The kitchen was equipped with all the necessary utensils, making it convenient to prepare meals. The breakfast was a highlight, offering a variety of options including eggs, hamburgers or sausages, potatoes, yogurt, canned fruits, orange and apple juice, sliced bread, muffins, and cereals. There was something for everyone, and everything was fresh and delicious. One of the best features of this hotel is the complimentary shuttle service to Universal, Disney, and Sea World. This made getting around so easy and stress-free. Additionally, the hotel offers free parking and does not charge a resort fee, which is a big plus. The pool is open until 10:00 PM, allowing for a relaxing evening swim. Overall, I highly recommend this hotel for its cleanliness, excellent amenities, and convenient location.

Excellent service and a great accommodation option. We loved the service we received from the manager Maria Arias and Cristian. Thank you very much. We will definitely be back!

Positive: Large fridge, microwave Negative: The beds should have been replaced years ago. They have no support and dip in the center. Sofa and chairs had multiple stains like they found them in the trash! Bathroom was less than standard

We booked an air bnb, so our room is privately owned. The hotel itself is clean and staff is friendly. There is a nice pool and hot tub, basketball court, and a grilling area. There are also outdoor games to play, included in your stay. So the amenities are great. Some areas could use updating, but I would stay here again.

There was no desk in our room. What hotel in the world does not have a desk!!! How is anyone supposed to work from a room with not desk. On top of that the hotel is called Hawthorn suites so you assume all rooms are a suite like all the others that have “Suites” in their names. Not a good experience and a deceiving product.
-
We booked this as an Air BNB which was odd. It was listed as a condo, it was really a hotel room with two rooms. One was the bedroom with 2 double beds. The other was a living room with a small kitchen. The bathroom was a split bathroom, tub and toilet behind the door and mirror and sink outside the door. It was fine for 3 people for a 3 day weekend. It was close to everything and in a safe neighborhood. Parking was easy to fine in the evenings.

Hawthorn Suites mostly are for Airbnb, Airbnb condition is not bad/good. However, the hotel suites is disgusting, and very dirty and old. never ever to leave in this place. Luckily we only booked for one night. I feel itchy everywhere while I am writing this message. Never ever this place. if a negative is a option, I will chose negative.
