What diners say — our read

One subject runs through these 25 reviews more than any other: front-of-house. The staff cuts both ways here, averaging 2.9 among the reviews that raise it. How clean the place looks follows at 44% of reviews, where ratings average 3.2.

Serving size shows up in 36% of reviews as well, averaging 3.4. Of the 23 rated reviews, 12 sit at four stars or better and 9 at two or below. More reviewers landed on 5 stars than any other score — 10 of 23.

On the inspection side the picture is cleaner: DBPR graded this kitchen an A (100/100) with no violations cited. Whatever the reviews argue about, sanitation is not the weak point. That result dates from February 24, 2026. Across its inspection history the kitchen is improving, which argues for giving it the benefit of the doubt. Ranked against Orange County, it is safer than 100% of the restaurants we score. The inspector left without citing anything — worth noting, since most visits find something.

Worth separating: the complaints above cluster on how long an order takes, not on the kitchen, which inspected well. The reviews themselves follow, unedited and newest first.

Prepare for some details, y’all. (I’d like to emphasize most of my negative experiences were the hotel chain in general, not the individuals.) The little things: Positive: AMAZING rooms. Spacious, beautiful, with a kitchenette and everything. Blankets and pillows are so soft. Best room I’ve stayed in. Negative: -shower curtain isn’t very practical; the water got all over the floor no matter what. Their shampoo and conditioner dried out my hair, but that’s a totally optional feature so I appreciate it regardless. Service: Pro: -Front desk was super nice; the regular employees were very friendly Nitpicking Con: I told them this was for my honeymoon and even though they have no obligation to do so, there wasn’t a special decoration or card or anything. Like I said, totally not needed but I’ve seen other hotels go above and beyond for their guests and I’d hoped this would be one of them. Biggest complaint: Very few vegan options. I chose this hotel specifically because it offered free breakfast. I knew we’d be too tired to go out and was excited to have something after our long night. However, when I asked which options were vegan, the answer was “the fruit.” Look, I’m not expecting a complete menu overhaul. Just having margarine cups next to the butter, almond milk next to the cow’s milk, whole wheat toast/bagels, and MAYBE pancake mix if you’re feeling fancy—that’d be greatly appreciated. If you’re vegan, it’s a good stay—but maybe pack some breakfast.

I have been travelling for work for 8 years now, and have truthfully never had an issue with a hotel. This was a disappointing experience. Housekeeping did not replace my towels, did not change my sheets but made my bed with existing sheets (saw my makeup I forgot to take off the night before), left my couch pillows on the floor, half my cupboards open and a wet facecloth in the shower. They did not wipe down the sink at all. Oh well, people have bad days and maybe housekeeping was understaffed. I sent a text message explaining it and was told it would be looked into. But then upon checkout, when I was raised concern again, there was a brief apology and literally no attempt to make it right. I was told that because I came in later last night and housekeeping leaves at 5pm, there was nothing that could have really been done anyways. I do not expect things for free ever. I’ve been in customer service since I was 17 years old. I typically stay with Marriotts but wanted to shake it up with the Hilton, as I’ve had pretty good experiences in other cities. I will be sticking with the Marriott going forward. Maybe because I booked this on Expedia, my money didn’t matter.

Billed for additional room, when I checked in gentlemen at desk said I had 4 rooms. I said no only three. Showed the app, he said no issues. Provided us room keys for 3 rooms, still billed for 4 rooms. Significant issue with Hilton’s app and billing. Never resolved. They don’t care, they know you are traveling. Stayed May 28-29. We noted a safety issue with room, they said they would fix not sure if they did. Bedroom door would seal shut from swelling, grown man had to use shoulder to open for elderly on other side stuck behind door.

This place was the worse I’ve ever stayed. DISGUSTING! We stayed in room 426 for one night before our cruise and had live bedbugs and dead bed bugs. Never have encountered them before. The room was not clean. We waited a hour after our original check in for our room- I approached a lady named Marie told her our problem and she told me I can’t help you because I don’t work her- needed to wait on some guy named Manuel- a week later still no room refund- just keep getting told to wait on Manuel. Once I told them a week later after cruise I still wasn’t refunded that I’m in the area and coming by to get my refund he told me manager actually won’t be there today now and to just email my issue in. So basically this place is disgusting and Manuel doesn’t exist (only person to help apparently) and everyone else who works there says “I don’t work here”I’d definitely skip staying here. Big issues. No one to help.

    Awesome

When we arrived we had no problems checking in and the receptionist was very helpful and friendly. We asked about all the parking signs in the car park and were dismayed to find out that there was a $27 parking charge on top of what we had paid already. We thought that was excessive and said to the receptionist what we thought. They brought the price down a bit after I suggested parking on the road outside and I paid directly from my credit card when checking in. We didn’t check or notice when booking from the UK which is our fault I suppose!! | We booked a king studio and the room was fantastic, it had a great kitchen and large bed which was very comfortable. It was clean and tidy and really well laid out except because of the location of the tv it was difficult to see from the bed. | Unfortunately the problems arose when it was time to go to sleep. We found the room was next to the busy I4 interstate and it was nearly impossible for us to sleep! The following morning we went down to reception to explain the problem and for the receptionist was very helpful and managed to find us a Queen Suite which was facing the pool and the opposite side to the road. The room we moved to was very comfortable and everything was great and was actually better than the King Suite. We found out that most of the King rooms are facing the road! | We would definitely book again and would recommend this hotel as long as you’re aware of the parking charge and you could be near the road.

    We love it

  • May 31, 2026

Breakfasts are excellent. All the staff is very friendly. Rooms very clean. I always wonder why hotels have such small garbage cans. This might be one of the reasons some people throw garbage around the room. Everyone please remember to tip the maids. They work very hard and I'm sure a lot of people are just plain slobs. I usually leave 10 dollars at a minimum for daily service and more when I check out.

I checked into Homewood Suites by Hilton Lake Buena Vista Orlando today for a 12-night stay and was disappointed by both a known room issue and, more importantly, the way it was handled. Shortly after checking in, I noticed that the television was mounted in a location that made it difficult to watch comfortably from either the bed or the sitting area. Thinking I might be missing something, I went to the front desk and politely asked whether the television could be adjusted. The front desk associate consulted the manager on duty, who immediately acknowledged that this was a known issue in some rooms. According to him, the televisions had been wrongly installed that way and there was nothing that could be done about it. I explained that I would be staying for 12 nights and that having a room where I could comfortably use one of the advertised amenities was important to me. I also pointed out that if the hotel is aware of a recurring issue that affects the guest experience, it would be reasonable to inform guests before assigning those rooms. Rather than showing concern for the inconvenience, the conversation became increasingly defensive. The manager stated that the hotel could not be expected to tell guests about every issue in every room and later mentioned that mine was only the third complaint regarding this problem. What concerned me most was not the issue itself, but the apparent belief that a known problem becomes acceptable simply because relatively few guests have…

Only one ac worked, there were bugs in the room, and all the common areas were really hot

Great hotel for a stay in Orlando. The staff was super friendly and helpful the whole time. The rooms were really comfortable, clean, and well set up. The complimentary breakfast was great, and the shuttle to Disney and Universal is a big plus. The location is awesome, super close to Disney Springs and the parks. My family had a great time here and we’d definitely stay again.

    Nice place

  • May 11, 2026

Disrepair almost everywhere you look. Service was slow to rooms and ran out of towels at the pool frequently. Who serves chicken patties for breakfast but not bacon???? This place! Reception night is Wednesdays. Nice little complimentary cheese and hummus plate with red or white wine. Water tastes horrible but don't think that's the hotels fault. Stayed as part of a group and they made the reservation under a 12 year olds name meaning I couldn't add to Hhonors account and use the digital key. Almost everything in the bathroom was messed up. Couldn't ever get the dishwasher to drain and the water at the bottom of it smelled so bad. 2 complaints to the front desk and they never came to even look. Installed microwave didn't work but there was a small one on the counter as an answer to that. Not too far from Disney. If you stay here .... Ask for a room away from the Interstate that creates lots of traffic noise.

The hotel is on a great location very close to the Disney, Universal and Seaworld parks. The room was suite style, very spacious and with a full sized refrigerator and a small kitchen if you want to cook something and same more money instead of using restaurants. The problem is the problem with the digital services: I went many times to the front desk during the 3 days of my stay and they could not fix my digital key to the room (to open the room with your cell phone). Wifi not properly setup because not always allows you to get to the captive portal to accept conditions and give you access to the internet. Both nights the cold water they put on the front desk was empty and was not refilled at night. The water fountain by the lobby bathrooms (were I was sent for water) was non operational. One of The backdoor locks never worked and I also reported it. Again, the hotel is beautiful but needs More attention on Maintenance. Also, parking is not included : you need to pay extra $27 per night for parking.

Not happy-shortly after delayed checking, found roach in hallway. No concern from front desk. Refused a refund because we wanted to leave. Corporate has done no better to address my concerns about cleanliness. Stay away. Horrible experience

  • April 26, 2026

DONT GO HERE! On the 3rd floor, we had rooms 318 and 320 which were horrible. No small towels in one room. The other room had towels with stains on them. Loud AC units in the rooms. Showers were outdated. Elevators need work or repairs. No laundry room in the building. Except for the cleaning personnel, the rest of the hotel staff seemed to be annoyed when asked questions or for assistance with issues. $27 per night for parking. This was our second and last time staying here. Once you get past front entry area, its downhill from there.

This is a great choice for the money. Close to Disney Springs, close to restaurants and shopping (Target), plus free breakfast and newly remodeled, large rooms. This is a remodeled older hotel so keep that in mind. My room smelled a little old but was very clean, newly remodeled, and very large. It included a fully stocked kitchen with 2 burner stove, a full size fridge, living room with sleeper sofa, and very large bedroom and large bathroom - essentially a small apartment for the price of a regular hotel room. I'm so very impressed. The floor and room was cozy and very quiet so I slept well. This was more than just a place to sleep. I felt relaxed and could really unwind. The bed was very comfortable. I not only slept but I rested. I cannot say that for many of these high priced resorts nearby. Homewood put the "Home" in my stay. I will be coming back for sure! Thank you!

  • April 22, 2026

The room was very spacious and clean. Breakfast was good. Parking was ample.

  • April 22, 2026

We initially booked a king studio but ended up being switched into a two queen, one bedroom suite due to inventory availability at check in. I did like having a little extra space and separate living room area. The showers have shampoo, conditioner, & shower gel bottles mounted on the wall which I always prefer over the mini amenity bottles some have. The hotel has a pretty good breakfast buffet (with Mickey waffles!) and plenty of seating in the lobby area. It's in a nice location, close to Disney Springs & parks. We stayed before leaving for our cruise out of Port Canaveral & the hotel is only an hour away from the port. I didn't love the paid parking ($27/night) through a 3rd party but it is what it is. I've stayed previous years in other nearby locations, including the Hilton brand, that had free parking but no breakfast... so pick your tradeoff 😜 We enjoyed the basketball half court & pool area. Somehow we ended up with a pretty mild FL day so the water was a little too chilly for us to swim but we enjoyed sticking our feet in & laying out. The hot tub wasn't working during our stay. Overall good experience & would return.

  • April 22, 2026

The room wasn't the cleanest I've ever seen but far from dirty. Just missed a detailed level of cleaning. The staff at check in didn't explain the parking well, there's a QR code but it wasn't working (did ultimately work) but I saw no one checking the parking lot to confirm you paid so I wonder if I even had to who knows. 27 dollars a day to park is a bit much especially when there are hotels in the area without a parking fee. The room size was great. The complementary breakfast was good and had mickey shaped waffles which is always a plus when staying in the Disney area. At the time I stayed the hot tub was broken so hopefully they get that back in order soon. Overall good not great but a good hotel to stay at if visiting the local amusement parks

Not a great hotel whatsoever. I’ve been a Hilton Honors member for 20+ years and this is by far the worst experience. If you’re Hilton Honors and used to the usual franchise, avoid this place at all costs. - Showers lack hot water anytime of the day. - Bathrooms smell horrible. - Ants crawling all over the vanity. - WiFi completely cut out on the last day. - The ceiling fan has 2 of 3 blades lol. - The pool and hot tub are gross and haven’t been serviced in forever. - Rooms only get serviced every other day. They left us one towel for a double room. Front desk contacted multiple times and failed to bring towels for us to shower after a day at Universal. - No one at the front desk answers the phone, ever. - Oh and you have to put the phone on speaker because the actual phone doesn’t work. - The breakfast buffet just screams food poisoning. The hotel 20 feet next door does have a bar… so at least they have that going for them.

Our stay at Homewood Suites by Hilton Lake Buena Vista was truly exceptional. From the moment we arrived, the level of service stood out—staff were welcoming, attentive, and consistently went above and beyond to ensure we had a great experience. Although our room was not ready at check-in, which was initially disappointing, the team handled the situation professionally and more than made up for it with their care and responsiveness.||The suite itself was spacious, spotless, and thoughtfully designed. The beds were extremely comfortable, and having a full kitchen with a sink and refrigerator added great convenience. The bathroom was also notably large and well-maintained, making the overall stay even more comfortable.||While I wouldn’t categorize this as a luxury hotel, it absolutely delivers a high level of comfort and service that makes you feel very well taken care of. Everything worked seamlessly throughout our stay.||The location is another strong advantage—situated in a quiet, residential-feeling area that felt safe, yet still very close to major attractions, theme parks, and outlet shopping. It was ideal for our trip, as we were primarily looking for a comfortable place to rest and recharge during our vacation in Orlando.||Breakfast was solid and offered a good variety, including coffee, juice, pancakes, bagels, yogurt, eggs, sausage, and waffles. The breakfast area was well organized and enjoyable. Parking is available for a fee, and we did not observe any concerns…
