Community Rating
Reviews via GoogleWhat diners say — our read
48% of reviews here touch on service, more than any other theme. Service tends to be raised approvingly here, averaging 5.0 stars. After that, pacing appears most often — 30% of the corpus, averaging 4.5.
If you had to pick one number to represent this corpus it would be 5, the most frequently given rating (26 reviews). One subject never comes up here: plate size. Newer reviews score better than older ones (5.0 recent against 4.6 earlier), so direction is worth weighing alongside the average.
The health record runs ahead of the reviews. The last DBPR inspection returned an A (96/100) with 4 basic violations. DBPR last walked in on January 14, 2026. That puts it ahead of 67% of graded kitchens in Seminole County. The citations behind that grade include nonfood-contact surfaces clean and floors, walls, ceilings clean & maintained.
Both measures agree, which is the least complicated version of this page. The individual reviews are below, newest first, if you want the raw material.

We had a wonderful experience at IHOP in Sanford! The food was fresh, hot, and exactly what we were hoping for, but what really made our visit special was our waitress, Kathe. Kathe was friendly, attentive, and genuinely cared about making sure we had a great meal. She kept our drinks filled, checked on us at just the right times, and always had a smile on her face. Excellent customer service like hers is hard to find and truly made our visit memorable. Thank you, Kathe, for your outstanding service! We will definitely be back and hope to see you again soon.

Came in before heading to work and was greeted at the door promptly and sat…My server was Kele and she was very friendly and efficient…We had a nice conversation about the Florida Gators as soon as she saw my keychain…Everytime I come here I am happy that I did…As a server myself I very much enjoy interacting with other servers and Kele definitely didn’t disappoint

My boyfriend & I came in about 2 weeks ago and our server was Bree. She was very timely and had great customer service. We both ordered omelets that were delicious & we received them quickly even thought it was a busy Sunday morning. Highly recommend trying the new iced coffees they have to offer as well!

My mother-in-law came to visit us and we wanted to celebrate Father’s Day at IHOP. We told her the atmosphere and the food would be brilliant, but it turned out to be quite the opposite. It took them an age; it was 10 o’clock in the morning and they’d already run out of some items: no bananas, no milk. In a way, it’s understandable, given the demand, but what I can’t forgive is that they brought me dirty knives and forks piled on top of a dirty napkin with bits of food on it. I had to clean them myself so as not to spoil the day even further, especially as we also had to wait for coffee cups to become available. Last year’s Father’s Day experience was very good; I don’t know what’s happened this year, but I’ve been very disappointed.
